FOREIGN BUYERS IN THE SPANISH PROPERTY MARKET 2025-2026: TRENDS, DATA AND INVESTMENT OPPORTUNITIES

Foreign buyers accounted for nearly 97,300 property transactions in Spain in 2025, representing approximately 13.8 percent of total sales. British, German, and Dutch buyers continue to lead demand, with a particularly strong presence in coastal regions such as Alicante and the Balearic Islands.

Demand from non-residents remains high, mainly driven by investment purposes and second homes. At the same time, there is notable growth in buyers from Poland, the United States, and Latin America, reflecting the ongoing internationalization of the Spanish property market.

In terms of nationalities, the United Kingdom remains the largest group of buyers, especially along the Costa del Sol. German buyers are highly active in the Balearic Islands, the Canary Islands, and the northern Costa Blanca. Buyers from the Netherlands and Belgium continue to show strong interest in holiday homes and investment properties. There is also a growing presence of buyers from Morocco and Romania, often focused on urban areas. Other important groups include French, Italian, Polish, and American buyers, as well as investors from Latin American countries such as Argentina and Colombia.

Coastal regions remain the most sought-after locations. In the province of Alicante, around 45.7 percent of property transactions involve foreign buyers. In the Balearic Islands and Málaga, this share stands at approximately 32.8 and 32.3 percent respectively. The Canary Islands and Murcia also continue to attract strong demand, particularly for beachfront properties.

Property prices reached a new record in 2025, averaging around 2,354 euros per square meter. In addition, emerging markets such as Polish, Ukrainian, and Colombian buyers have significantly increased their activity.

Many international buyers rely on specialized property agents to guide them through the entire process, including legal requirements, obtaining an NIE number, and finding suitable properties.

Beyond private buyers, there is also demand from commercial clients. These include importers, distributors, hospitality businesses, and retail chains, particularly for niche products and specialized goods.
