Financial Clarity

Understanding your investment with ImmoMoment

At ImmoMoment, we believe that transparency is the foundation of any successful property purchase. When buying in Spain, the price tag on the portal is only part of the story, and in 2026, you should generally budget between 10% and 13% on top of the purchase price to cover taxes and legal fees. Fanny and Philip, and our specialized team ensure you have a clear financial map before you even book a flight.

We believe that knowing your true buying power from day one is the only way to avoid the emotional rollercoaster of hidden fees and focus on finding your dream home.

Taxes and Fees

A breakdown of the essential costs

Property Transfer Tax (ITP)

The biggest cost depends on the region. In Andalusia, where we have deep roots, the ITP is a flat 7%, while in the Valencian Community, it stands at 10% for resale properties.

VAT (IVA) & Stamp Duty (AJD)

If you are the first owner of a new build, you’ll pay 10% VAT plus a regional Stamp Duty ranging from 1.2% to 1.5%. We calculate these exact figures based on your specific location.

Notary and Land Registry

These fees are regulated by law and typically scale between €1,000 and €2,500 depending on the property value and the number of pages in the title deed.

Why our clients buy with confidence

1. Independent Legal Advice

We always insist on an independent lawyer—usually 1% of the price—to perform the due diligence that protects your investment from any hidden debts.

2. Travel Cost Reimbursement

We assist you in booking your flights and hotel, and provide complimentary round-trip airport transfers. All site visits with our vehicle are completely free of charge. You pay nothing to ImmoMoment upon purchase. We are compensated directly by the developer or the relevant party.

3. Market Mastery

With twenty years of experience in Málaga and Alicante, we act as your critical eye, checking locations and legal states with one goal: protecting your money.

4. Full Post-Sale Support

Our commitment doesn’t end at the notary. From our interior design in our show-flats/villas, to property management, we stay by your side long after the signature.
