When buying a property in Spain, it is important to understand when you must pay stamp duty (AJD) and how much it is.

Stamp duty applies to new-build properties and not to resale homes. Resales are subject instead to the Transfer Tax (ITP). 

For new builds, the AJD rate depends on the autonomous region and typically ranges from around 0.5 % to 1.5 % of the purchase price. For instance, the rate in Madrid is 0.75 %.

In Andalusia (including the Costa del Sol) the rate is about 1.2 %.

For resale properties you pay the ITP instead of AJD and rates are usually between approximately 6 % and 10 %.
