New Annual Declaration for Short-Term Rentals in Spain: What NRUA Owners Need to Know

All owners with a Unique Rental Registration Number (NRUA) in Spain have recently received an official communication from the Association of Registrars. This email reminds landlords and hosts of their obligation to submit a new annual information return for short-term rentals, in compliance with the latest regulations.

Here’s what you need to know.


What is NRUA and Why This Declaration?

The NRUA (Número de Registro Único de Alquiler) is a unique registration number assigned to properties rented out on a short-term basis. According to:

  • Royal Decree 1312/2024 of 23 December, which regulates the Single Rental Registry and creates the Single Digital Window for Rentals, and
  • Order VAU/1560/2025 of 22 December, which approves the information model for short-term rentals

…owners are now required to submit an annual declaration covering all short-term rental activity carried out in the previous year.


Who Must File the Declaration?

The requirement applies to all NRUA holders who:

  • Offer short-term rentals in Spain, and
  • Manage or advertise their property through online platforms or other channels.

It is mandatory for each property, regardless of how many NRUAs are linked to it.


How and When to Submit

Electronic Submission

  • Period: 1 February to 2 March
  • Platform: Official Electronic Headquarters of the Association of Property, Commercial and Movable Assets Registrars
  • Requirement: Electronic signature and registration in the electronic filing service

Physical Submission

  • From 2 February, filings can be submitted in person at the Registry counter
  • Requirement: Form must be completed electronically in the N2 program first
  • No electronic signature or registration required for physical submission

Important: Failure to file the declaration may result in the withdrawal of your NRUA.
