TRENDS IN AVERAGE PROPERTY PRICES PER SQUARE METRE IN SPAIN’S COASTAL REGIONS
In 2007, just before the financial crisis, the Spanish real estate market was at its absolute peak.
On the Costa del Sol (Málaga province), average prices for resale properties were around €2,800 to €3,500 per m², while new builds, especially in premium zones like Marbella, already reached levels of €3,500 to €4,500 per m². The Costa Blanca (Alicante/Valencia province) recorded slightly lower but still strong prices around €2,200 to €2,800 per m² for resales and approximately €2,800 to €3,500 per m² for new builds. In the Costa Cálida (Murcia), traditionally the most affordable region, prices stood around €1,800 to €2,400 per m² for resales and €2,200 to €2,800 per m² for new builds.
After the crisis, the market experienced a sharp correction. In 2011, mid-aftermath, prices had dropped significantly. On the Costa del Sol, resales fell to an average of €1,800 to €2,300 per m², with new builds around €2,200 to €2,800 per m². The Costa Blanca dropped toward €1,300 to €1,700 per m² for resales and about €1,700 to €2,200 per m² for new builds. The Costa Cálida saw the strongest price pressure, with averages around €1,000 to €1,400 per m² for resales and roughly €1,300 to €1,800 per m² for new builds.
In 2019, the recovery was clearly underway, but the market remained below 2007 levels. The Costa Blanca, for example, recorded an average of about €1,550 per m², representative of similar coastal regions. During this period, prices on the Costa del Sol were around €2,400 to €3,000 per m² for resales and €3,000 to €3,800 per m² for new builds. The Costa Blanca stood at €1,500 to €2,000 per m² (resale) and €2,000 to €2,600 per m² (new build). The Costa Cálida remained most accessible at €1,200 to €1,600 per m² for resales and €1,600 to €2,200 per m² for new builds.
From 2020, the market accelerated sharply again, partly due to international demand and limited new construction. In 2025, we see record prices. In Málaga province, the average price for resales is about €3,842 per m², while the general average for the Costa del Sol is around €5,130 per m², with new builds often even higher. On the Costa Blanca, the average is around €2,091 per m² in 2025, with new builds usually above €2,400 per m². The Costa Cálida remains competitive with an average of €1,400 to €1,900 per m² for resales and about €1,800 to €2,300 per m² for new builds.
In 2026, this trend continues. In prime locations on the Costa del Sol (such as Marbella and surroundings), prices now range between €5,500 and €10,000 per m², further pulling up the regional average. The Costa Blanca continues to rise toward an average of €2,200 to €2,600 per m², while the Costa Cálida evolves toward €1,600 to €2,200 per m² for resales, with new builds systematically higher.
What is very clear from this evolution is that the Spanish real estate market, and specifically the coastal regions, has a pronounced cyclical character, but simultaneously shows strong long-term structural growth. After the 2008–2014 correction, the market has not only recovered but has even reached new peak levels in many regions.
