WHAT ARE THE ADDITIONAL COSTS WHEN BUYING A PROPERTY ON THE COSTA DEL SOL, THE COSTA BLANCA, AND THE COSTA CÁLIDA?
Anyone looking to buy a house in Spain must consider more than just the asking price. While basic rules apply nationwide, the region where you buy determines the final bill. The main factor is the variation in Transfer Tax (ITP), which differs by autonomous region. Below you will find the current additional costs for 2026 for the three most popular regions.
Additional costs on the Costa del Sol (Andalusia Region)
• Resale property (ITP): You pay a favorable flat rate of 7%. • New build: You pay 10% VAT (IVA) and 1.2% Stamp Duty (AJD). • Total picture: Including legal, notary, and registry fees, expect around 10% to 11% on top of the price for resales, and about 13% for new builds.
Additional costs on the Costa Blanca (Valencia Region)
• Resale property (ITP): The transfer tax is a flat rate of 10%. • New build: You owe 10% VAT (IVA) and 1.5% Stamp Duty (AJD). • Total picture: Total costs are approximately 13% for resales and between 14% and 15% for new construction.
Additional costs on the Costa Cálida (Murcia Region)
• Resale property (ITP): You pay a flat rate of 8%. • New build: 10% VAT (IVA) plus 1.5% Stamp Duty (AJD). • Total picture: Average costs are around 11% to 12% for resales and about 13.5% for new builds.
General fixed costs and golden tip: Budget 1% for an independent lawyer and €1,000 to €2,500 for notary and registry fees.
Note: Pay close attention to the Plusvalía Municipal. Although legally the seller's responsibility, they sometimes try to shift this cost to the buyer in the contract.
